Housing Department

The Borough of Pine Beach Housing Department is responsible for the enforcement of the New Jersey State Housing Code as well as other codes and regulations in the Borough of Pine Beach.

These codes apply to all existing residential and commercial buildings and establish certain minimum standards and requirements for the purpose of protecting the health, safety and welfare of the people.  

All residential and commercial units must be inspected by the Housing Department and a Certificate of Occupancy issued prior to:

• A change in occupancy for a rental unit
• The sale of a residential or commercial property (both rental and owner-occupied)

Certificate of Occupancy Inspections

Please set your schedule accordingly - the initial inspection allows ten business days for scheduling an appointment.  Inspections are held on Wednesdays between 5-6pm.  Payment and all necessary documents must be received to schedule an inspection.  To schedule an inspection, you must submit the following to Borough Hall during normal business hours which are Monday-Friday from 9am-4pm:

For Sales

• $75.00 inspection fee (exact cash or check payment only)
• Application for a Certificate of Occupancy Inspection
• Heat and/or Chimney Certificate 

For Rentals:

• $75.00 inspection fee (exact cash or check payment only)
• Application for a Certificate of Occupancy Inspection
• Heat and/or Chimney Certificate 
• Lead-Certification Application + $20 a separate State Filing Fee 
• Landlord Registration Form 
• Tenant Registration Form 
• Proof of Insurance with minimum $500,000 liability insurance 

Re-inspections allow at least five business days for scheduling an appointment, plus a re-inspection fee of $40.00.
